How to do business with us:

As soon as we aquire a property, we place it on our website, as well as notify our subscribers of the details, via email. Should you have an interest in purchasing a property on our site, we ask that you call us to schedule an appointment to meet at our office and complete the transaction. Our sales are done on a first come-first serve basis, which means that the first buyer who comes into our office and tenders payment for the property will be deemed the successful buyer. It is important to note that a telephone call, e-mail, or other correspondence communicating your desire to purchase a property will not constitute an agreement. We will only consider our properties sold when the buyer has tendered funds for a purchase.

Due Diligence:

Our firm is owned by professional real estate investors and limits its sales exclusively to other professional investors who are properly equipped to conduct full due diligence on the real estate assets they are purchasing. We do not provide any information that supports or contradicts any value that may be placed upon the properties within our inventory. Real estate investment involves significant risk and there are many factors and variables that could impact the retail value of a real estate asset. Therefore, it is important that all of our customers conduct their own, independent, due diligence, before making a purchase from us.

All of the properties we offer for sale are sold on an "as is-where is" basis. We make no warranties or guarantees about the condition of the properties being offered, or any other aspect, including, but not limited to square footage, zoning, materials used, mechanicals, electrical, environmental contamination, structural defects, and/or construction defects. One hundred percent (100%) of the risk for any irregularities relating to properties offered for sale rests with the buyer. Our Firm requires that an addendum is signed by all buyers, which states that they are holding the seller harmless for any issues relating to due diligence on their purchase.
